We provide clinic room rental services to independent health, beauty, and wellness practitioners.
All use of rooms at Wellness At 57 is provided under a:
⚠️ Licence to Occupy (not a lease or tenancy)
These Terms:
Supplement your individual Licence to Occupy agreement
Do not replace or override that agreement
Apply alongside any agreed commercial arrangements
To use our facilities, you must:
Be at least 18 years old
Be appropriately qualified in your field
Hold valid and appropriate insurance
Comply with all legal and regulatory requirements
Practitioners are allocated a fixed weekly day
Allocations are agreed directly with the business
Allocations are typically secured for a minimum of 6 months
Booking a space does not create a tenancy or leasehold interest.
Monthly fixed rent payable in advance
All payments are non-refundable
No rescheduling, credits, or adjustments are permitted
The only exception is Christmas Day, where the clinic is closed and no charge applies
Failure to make payment may result in:
Immediate suspension of access
Termination of your licence arrangement
You agree to use the premises only for:
Health, wellness, and beauty-related services
You must not:
Conduct illegal or unlicensed activities
Operate outside your qualifications or insurance
Cause disruption, excessive noise, or nuisance
Use the space for any unauthorised purpose
You are solely responsible for:
Your treatments and services
Your clients and their data
Obtaining informed consent
Compliance with all regulations
Maintaining appropriate insurance
All practitioners:
Operate as independent businesses
Are not employees, agents, or partners of Wellness At 57
Wellness At 57:
Provides space only and does not provide treatments or services.
To the fullest extent permitted by law:
We accept no liability for:
Treatments carried out by practitioners
Client outcomes
Practitioner conduct
Nothing in these Terms excludes liability where it cannot legally be excluded.
You agree to indemnify and hold harmless Wellness At 57 against any:
Claims
Losses
Damages
Legal costs
arising from:
Your services
Your clients
Your breach of these Terms
Regulatory or compliance failures
You are responsible for:
Any damage caused by you, your staff, or your clients
Repair or replacement costs where applicable
You must maintain the space in a clean and professional condition.
As a shared facility:
You must respect other practitioners
Maintain professional conduct at all times
Keep noise and disruption to a reasonable minimum
Access is provided via secure codes only
Access hours: 08:30 – 18:30
You must not:
Share access codes
Permit unauthorised access
We reserve the right to suspend or terminate access where:
Payments are missed
Terms are breached
Behaviour is inappropriate
Safety or compliance concerns arise
No refunds will be provided in such cases.
We are not responsible for:
Utility failures
Internet outages
Building issues beyond our control
Third-party disruptions
Nothing in these Terms creates:
A partnership
A joint venture
An employment relationship
You acknowledge that:
You do not rely on Wellness At 57 for business performance, income, or outcomes.
You are solely responsible for your business success.
You are responsible for your own client data
You must comply with UK GDPR
Refer to our Privacy Policy for how we handle limited business data.
We are not liable for failure or delay due to events beyond our control.
We may update these Terms from time to time.
Continued use of the premises constitutes acceptance of any changes.
These Terms are governed by the laws of England and Wales.
If any provision is found invalid, the remainder remains enforceable.

Failure to enforce any provision does not constitute a waiver.
We may assign our rights at any time.
